Public Auction of Tax-Foreclosed Lands
Public Act 123 . The State receives these parcels due to non-payment of real property taxes. We offer them at public land auctions, between September and November, and issue quit claim deeds that convey the State's interest in the property. Following our land auctions, local units of government take title to the unsold auction parcels, unless they object to the transfer of title by December 30 each year. In the case of municipality objection, title to parcels vests in the State’s Land Bank Fast Track Authority, which operates under the Department of Labor and Economic Growth. The State of Michigan is currently the foreclosing governmental unit (FGU) for 51 out of 83 counties. We will be conducting public land auctions, on behalf of these 51 counties, between September and November of 2005. Effective March of 2006, the State will be the foreclosing governmental unit for only 13 counties. The remaining 70 counties will be responsible for their own forfeitures and foreclosures. You may ... [Read More]

Avoiding Foreclosure  ...

If you will be unable to cure the default, and a private sale does not appear realistic, VA will consider accepting a deed in lieu of foreclosure. If there are no liens on the property, and VA agrees to accept a deed, you will have to sign legal papers making VA the owner of the property. Normally, VA will have to pay your loan holder a claim for the difference between the value of the property and the amount you owe on the loan. If a deed is accepted, you may be released from all further liability, or you may be asked to agree to repay the Government for all or part of the claim we paid. VA representatives can discuss this with you in detail. ... [Read More]
