FRB: Beige Book--Full report--December 1, 2004 Housing activity remained solid in late October and early November, while commercial real estate activity was still weak. Overall, single-family housing starts in the district were flat compared with recent months, although starts were still high by historical standards. Construction was characterized as stronger for lower-priced homes than for higher-priced homes in most areas. Sales were reported as weakest for higher-priced homes. Most realtors expect home sales to remain solid in the months ahead. Home prices in most cities were reported to be up slightly from the previous survey and are expected to post continued modest increases h ... [Read More]
FRB: Beige Book - Full report A persistent shortage of available homes in the New York City area is buoying prices but limiting sales volume, while land and labor shortages appear to be constraining new construction. Housing permits in New York and New Jersey rebounded somewhat in November, after falling in the two prior months, but are still somewhat below the high levels that prevailed for most of 1999. Both the new-home and resale markets are said to be "bereft of inventory." Long lags in construction have prompted builders in northern New Jersey to do more speculative building, largely to satisfy the relocation market-incoming business executives who cannot wait nine months for a home. ...
